Step 1: Choose the Right Agent
Here's something many buyers don't realize: the listing agent on a home works for the seller — legally, their job is to get the seller the best deal. A buyer's agent works exclusively for you.
The right buyer's agent guides your entire search: scheduling tours, flagging issues you might not catch, giving you early insight on homes before they hit the market, and negotiating terms that protect you. It's the single decision that shapes everything that follows — which is why it's Step 1.
Step 2: Get Pre-Approved
Before you fall in love with a home, know what you can comfortably spend. A pre-approval letter does two things: it defines your real budget, and it tells sellers you're a serious buyer — in a competitive market, offers without one often don't get a second look.
Don't stop at one lender. Rates, fees, and terms vary more than most buyers expect, and a few quotes side by side can save you thousands over the life of the loan. We're happy to point you toward lenders our clients have had great experiences with.
Step 3: Start Your Search
Here's an insider fact: the big-name home search sites pull their listings from the MLS on a delay. Agents connect to it directly — so when you work with us, you get access to a live MLS search where new listings and price changes appear first. In a market where good homes move fast, hours matter.
Once we're working together, you'll save favorites, set alerts, and we'll see what catches your eye — which helps us send you homes you'll actually want, including some before they're widely marketed.
Step 4: Make an Offer & Negotiate
When you find the one, your offer needs to be competitive and protected. We'll help you shape the right terms for the situation — including an inspection contingency, so if major issues surface, you can walk away without losing your earnest money.
Then comes negotiation. Price is only part of it: concessions, closing costs, timelines, and warranties are all on the table. This is where having an experienced agent matters most — our job is to protect your side of the contract, start to finish.
Step 5: Inspections & Appraisal
Once your offer is accepted, two evaluations happen. The appraisal is for your lender — it confirms the home is worth what they're lending you. The inspection is for you — a licensed inspector examines the home top to bottom and delivers a full report on anything they find.
Even when an inspection isn't required, get one. It's your window to negotiate repairs — or walk away with your earnest money intact — before any problems become yours. We'll help you read the report and decide what's worth acting on.
Step 6: Request Repairs or Credits
If the inspection turns up issues, you can ask the seller to make repairs — or offer a credit toward the price instead. Sellers aren't obligated to agree unless your loan terms require it, so the key is knowing what's worth pushing for. We'll help you decide which requests matter, frame them reasonably, and choose your next move if the seller says no.
Step 7: Final Walk-Through
A day or two before closing, we'll walk the home one last time — confirming agreed-upon repairs are done, everything works, and nothing new has come up since inspection. It's your final checkpoint before the sale is official. If all looks good, you're ready to close.
Step 8: Closing Day
This is where it all becomes official. You'll sign the final mortgage and legal documents, pay your closing costs, and complete the transfer — and we'll be right there with you, walking through every page. Once everything is signed and funds are transferred, the keys are yours. Move-in happens right away or on the date set in your closing documents — either way, welcome home.
Step 9: Move In
The last step is the best one. Whether you're hiring professional movers or loading the truck yourself, book your moving date early — good movers fill up fast, especially in summer. Label boxes by room, pack the essentials last, and if you need recommendations for movers our clients have trusted, just ask. Then take a breath: you're home.
Bonus Buyer Tips
Tip #1: Timing matters. Indianapolis inventory peaks in spring and summer, but the best deals often surface in the off-season when there's less competition. We can help you weigh timing against your timeline.
Tip #2: Ask for a home warranty in your offer. It covers major systems and appliances that fail after the sale — small ask, real protection.
Tip #3: Research movers early and ask how far out they book. Good ones fill up fast, especially in peak season.
Tip #4: Start packing before you think you need to. Box up what you can live without first, and label everything by contents and room.
